Spain >> Costa de Almeria

The Costa Almeria is the coastal area of the Province of Almeria and is probably one of the least known areas of the southern Spanish coastline.

The landscape of the Costa Almeria is mostly arid and dry land, due to it being the hottest, driest province of Spain. Driving to your destination in the Costa Almeria, the land can change without any notice, from rugged rock faces and canyons to lush green areas.

The Costa Almeria has been a late developer where tourism is involved, but with increased interest from foreign investors, this beautiful coastline is catching up quickly. The once quiet hillside villages are now expanding down towards the coast, with a bustling atmosphere and good nightlife during the summer months. There are several golf courses in the area, with talk of more to come.

Many of the 1960's and 70's western movies were filmed in this province for that very reason. Movie sets, such as "The Good the Bad and the Ugly" are still around for tourists to visit.

The villages in the Almeria province are typically Spanish, whith whitewashed buildings and narrow streets, whilst the city of Almeria, although almost oblivious to any tourist activity, offers a mix of ancient and contemporary lifestyles, with plenty to see and do in this lovely city.

There is an Airport near Nijar in the province of Almeria, where regular flights arrive from many of the larger International Airports, however, other Airports within a couple of hours drive, either north (Alicante), or south (Malaga) are better served with more frequent flights arriving from a better variety of destinations. Good road networks connect both of these airports to the province.

Inspection Visits

Inspection visits are arranged at your convenience, over almost any 3 consecutive nights and usually cost £99 per person. During the holiday seasons the cost goes up to £150 per person. Inspection visits are available if you are looking for either a new or resale property.

A representative of the developer or builder will be appointed to meet you from the airport on your arrival and take you to your hotel (usually 4 star, subject to availability). For the duration of your stay, you will be shown around the properties that the assigned representative has matched up with your requirements. You will also be shown the surrounding areas, local amenities and dine in quality restaurants in the area.

Unlike many inspection trips on the Costa de Almeria, you are treated individually and are not driven around in large groups viewing properties that do not interest you, or more importantly, are outwith your budget.

Should you find a property you wish to purchase, you are guided through all legal and financial procedures by professionals. Mortgages of up to 70% can also be arranged while in Spain (subject to status).

To take advantage of an inspection visit, please fill out the contact form in as much detail as possible, stating you would like to book an inspection visit in the "Other Requirements" section. Go there now.

Purchasing a Property on the Costa de Almeria

Dependant on what type of property you decide to purchase, the payment process can vary. Individuals personal circumstances can sometimes also be taken into consideration when discussing the payment options. Below is a rough idea of the payment structures for each property purchase (this can vary between builders and vendors, so please be aware of payment options before signing a purchase contract).

New Property off plan -
1. Almost always a 3000€ deposit, to reserve the property and take it off the market.
2. There are various ways to make your next payments, dependant on whether the property has longer than 6 months before completion.
3. Between 20% and 50% of the purchase price is usually required within 30 days of signing the purchase contract. 50% in total is required within a couple of months of signing the purchase contract.
4. The builder may require another payment before completion, but this is rare.
5. The remainder of the purchase price is paid on completion when the property is ready for you.

New property that is Built -
1. Normally a 3000€ deposit as before.
2. Almost immediately, at the most 30 days after signing the purchase contract, a further 10% will be required.
3. The balance of the property purchase price is then payed on completion.

Resale Property -
1. Normally a 3000€ deposit as before.
2. Within 30 days of signing the purchase contract, a further 10% will be required.
3. The balance of the property purchase price is then payed on completion.

Remember - These are only guidelines. Always ask what the payment options are, how many payments to make and how much money is required before completion. Do this before signing the purchase contract. Always get independent financial advice before making any major purchase or investment.
