Spain >> Costa Calida

The Costa Calida is an unspoilt coastline which many people seem to overlook, when considering their destination in Spain.

The Costa Calida, translated as "the warm coast", is the tourist name of the Province of Murcia, which has a very mild climate and over 300 days of sunshine every year. During the hot summer months, the water temperature is also very warm.

The Costa Calida benifits from two seas; the Mediterranean sea and the Mar Menor. The Mar Menor (translated as "the small sea) is a natural saltwater lagoon which is seperated from the Mediterranean sea, by a strip of land running parralel to the coastline, known as La Manga Strip. With little or no waves, the Mar Menor is no more than 8m in depth, so is ideal for watersports such as windsurfing and snorkelling.

The area is said to hold many medicinal vaues and is the cleanest, with the least industrial pollution in Spain. People flock in their hundreds to bathe in the waters of the Mar Menor and the salt lakes of San Pedro del Pinatar, both of which are said to be an excellent cure for aching muscles and stiff joints.

If watersports aren't your thing, then there's plenty other activities to occupy your time. The world famous "La Manga" golf course is in this region, along with scenic marinas, white washed villages to explore and in the summer evenings the many bars and restaurants are packed out. The seafood is exellent, often caught the day you eat it!!

The Costa Calida is well connected. Alicante is the most popular choice to fly into, as flights can be found on a daily basis and it is about a 45 minute drive on the excellent motorway. Another airport in the area is San Javier, often referred to as Murcia Airport, but located next to the Mar Menor. Not many airlines use this airport, however there are a few.

It has been confirmed that a new international airport will be built about 30 minutes inland at Corbera. Its estimated completion date is December 2007.

Inspection Visits

Inspection visits are arranged at your convenience, over almost any 3 consecutive nights and usually cost £99 per person. During the holiday seasons the cost goes up to £150 per person. Inspection visits are available if you are looking for either a new or resale property.

A representative of the developer or builder will be appointed to meet you from the airport on your arrival and take you to your hotel (usually 4 star, subject to availability). For the duration of your stay, you will be shown around the properties that the assigned representative has matched up with your requirements. You will also be shown the surrounding areas, local amenities and dine in quality restaurants in the area.

Unlike many inspection trips on the Costa Calida, you are treated individually and are not driven around in large groups viewing properties that do not interest you, or more importantly, are outwith your budget.

Should you find a property you wish to purchase, you are guided through all legal and financial procedures by professionals. Mortgages of up to 70% can also be arranged while in Spain (subject to status).

Purchasing a Property on the Costa Calida

Dependant on what type of property you decide to purchase, the payment process can vary. Individuals personal circumstances can sometimes also be taken into consideration when discussing the payment options. Below is a rough idea of the payment structures for each property purchase (this can vary between builders and vendors, so please be aware of payment options before signing a purchase contract).

New Property off plan -
1. Almost always a 3000€ deposit, to reserve the property and take it off the market.
2. There are various ways to make your next payments, dependant on whether the property has longer than 6 months before completion.
3. Between 20% and 50% of the purchase price is usually required within 30 days of signing the purchase contract. 50% in total is required within a couple of months of signing the purchase contract.
4. The builder may require another payment before completion, but this is rare.
5. The remainder of the purchase price is paid on completion when the property is ready for you.

New property that is Built -
1. Normally a 3000€ deposit as before.
2. Almost immediately, at the most 30 days after signing the purchase contract, a further 10% will be required.
3. The balance of the property purchase price is then payed on completion.

Resale Property -
1. Normally a 3000€ deposit as before.
2. Within 30 days of signing the purchase contract, a further 10% will be required.
3. The balance of the property purchase price is then payed on completion.

Remember - These are only guidelines. Always ask what the payment options are, how many payments to make and how much money is required before completion. Do this before signing the purchase contract. Always get independent financial advice before making any major purchase or investment.
